The basic thrust of the Trongate study was to identify a future use of an existing building, that did not compromise the building’s historical value and created sufficient capital (both loan finance and grant aid) to facilitate the restoration of the key elements of the building and convert it to a viable use.

The Client
- Carry out a financial study, identifying potential uses, funding, on-going revenues and costs, and business plan.
- Include (if appropriate) the alternative scenarios of demolition and alternative locations, as these can often give a powerful supporting case for reuse.
- Confirm financial position .
- Explore the tax implications, such as VAT exemption on some alterations to listed buildings.
- Explore short term cash flow funding / long term investment finance.
